90 Collins Street

This A-grade building at the top end of Collins Street was built in 1987, it is currently undergoing a complete mechanical services upgrade to ensure maximum energy eficiency. Upon completion it aims to acheive a 4.5 star NABERS rating.

The fit-out includes new energy efficient Powerpax Chillers with Turbocor oil free compressors. New Modulex EXT condensing heating boilers, which are 30 per cent more efficient than conventional boilers, new pumps with high efficiency motors and variable speed drives, new induction VAV boxes, new cooling towers and a condenser water system upgrade.

The installation of a SMAC outside air pre-conditioning system uses technology that is relatively new in Australia.

Crucial to the success of this project was working closely with building management to develop a schedule so that work could be completed with minimal disruption to the existing tenants.
